Adding Properties

Add a single property or an entire portfolio in minutes. This guide covers creating a property record, configuring settings, uploading photos and going live on your booking portal.

Quick tip: Have your property address, Wi-Fi password, check-in instructions and at least 3 high-quality photos ready before you start — the wizard will ask for them.

Step 1 — Open the Properties module

Go to Properties in the sidebar

From any page in the dashboard, click Properties in the left navigation. You'll land on the properties list.

Click "Add Property"

Hit the gold + Add Property button in the top-right. The multi-step property wizard opens.

Step 2 — Basic information

Fill in the core details on the first screen:

  • Property Name — displayed on invoices, guest confirmation emails and the booking portal.
  • Property Type — choose from Hotel, BnB/Guesthouse, Serviced Apartments, Villa / Vacation Rental, or Hostel.
  • Star Rating — optional but shown on the portal to set guest expectations.
  • Description — a short marketing paragraph. Markdown is supported.
  • Country / City / Address — used for Google Maps embeds, invoicing and tax calculations.
  • Timezone — auto-detected from country but can be overridden. All booking times and reports use this timezone.
Multi-property accounts: Each property is fully isolated. Staff, rooms, bookings and finances belong to one property. You can switch between properties using the top-bar property picker.

Step 3 — Contact & policies

  • Phone / WhatsApp — shown to guests in confirmation emails.
  • Email — used as the reply-to address for guest comms.
  • Check-in / Check-out time — enforced by the booking engine and housekeeping scheduler.
  • Minimum stay — optionally set a minimum number of nights per booking.
  • Cancellation policy — choose Free Cancellation, Moderate (72 h), Strict (no refund) or Custom. Custom lets you define penalty percentages per day band.
  • Pet policy / Smoking policy — shown on the portal.

Step 4 — Amenities

Tick the amenities your property offers. These appear on the public booking portal as filter-able icons.

Guests filter search results by amenity. The more accurately you tag your property, the more qualified leads your portal attracts. Don't tick amenities you don't actually offer — it leads to bad reviews.

Common amenities include: Free Wi-Fi, Parking, Swimming Pool, Airport Shuttle, Restaurant, Bar, Gym, Spa, Conference Room, Air Conditioning, Generator Backup, CCTV.

If an amenity isn't listed, use the Custom Amenities field — type and press Enter to add it.

Step 5 — Photos

Upload at least 5 photos

Drag and drop or click to browse. Accepted formats: JPG, PNG, WebP. Maximum 8 MB per image. Photos are automatically compressed and served via CDN.

Set the cover photo

Drag any image to the first position or click the star icon on it. The cover photo appears as the hero image on the booking portal and in search results.

Add captions (optional)

Click the pencil icon on any photo to add a caption. Captions help with accessibility and SEO.

Step 6 — Tax & billing settings

  • Currency — KES, USD, UGX, TZS, GHS, NGN, ZAR and more.
  • VAT / Tax rate — e.g. 16% for Kenya. Applied to all invoices.
  • Tax number — your KRA PIN or local tax authority number. Printed on every invoice.
  • Service charge — optional fixed percentage added to room revenue (common in East Africa).
  • Bank account details — shown on invoices for EFT payments.

Step 7 — Go live

Once all required fields are complete, click Save & Publish. Your property will appear on your booking portal immediately. To set it to draft mode instead (hidden from the public portal), choose Save as Draft.

You can add rooms immediately after saving the property. Without at least one room type, the booking portal will show the property but guests won't be able to complete a reservation. See Managing Rooms & Room Types →

Editing an existing property

Go to Properties → [Property Name] → Settings. All fields from the wizard are editable at any time. Changes to name, address or photos take effect immediately on the booking portal. Changes to tax rates only affect new invoices — existing invoices are not recalculated.

Archiving or deleting a property

Deleting a property is permanent. All rooms, bookings, guest records and financial data associated with it will be removed from your account. Archive instead to retain data and hide the property from the portal.

To archive: Properties → [Property Name] → Settings → Archive Property. The property and all its data remain searchable in reports but the portal listing is hidden and no new bookings can be made.
